Before a single stud goes up, the basement has to be dry and has to stay dry. Framing, insulating and drywalling over an active moisture problem does not hide it. It converts a visible concrete stain into an invisible problem inside a wall cavity, where it becomes mould and rot instead. Every reputable basement finish starts by establishing where water comes from and stopping it.
In Cheyenne, the answer is almost never ambient humidity. It is water arriving from outside.
What is actually involved

- Exterior corrections — downspout extensions, regrading, window well clearing and drainage. Modest cost, and frequently the entire fix.
- Sump pump installation or replacement, a defined, mid-range item. Battery backup adds a little and is worth it here.
- Interior perimeter drain, the substantial option, involving cutting the slab edge around the perimeter, installing drain, and repouring. Priced by linear foot, so it depends how much of the perimeter is affected.
- Vapour treatment before finishing, a small line item relative to the finish it protects.
This is the worst possible place to economise. The cost of solving moisture before finishing is a fraction of the cost of tearing out finished walls to solve it afterwards. If a contractor is willing to frame over a damp wall, that tells you what you need to know about the rest of their work.
When you need it
Before any finish, if you have ever seen water down there. Also if you see white powdery efflorescence on the walls, smell must, notice rust at the base of steel columns or appliance feet, or find that the basement feels clammy in spring specifically.
Spring is the diagnostic season here. A basement that is bone dry in January and damp in April is telling you exactly what the problem is.
Cheyenne specifics that change the job
